Hill Homes is a small company. The person who built these projects walks you through them and answers your questions directly. No salesperson standing between you and the work.
"We don't expect you to hand over €50,000–80,000 based on a website. Come see the work first. That's how we'd want to buy something this important."
We sign the contract before any work starts. The number you see is the number you pay. No mid-project surprises, no padded extras.
Most of our clients have already priced out concrete, run the numbers, and picked steel for the speed, the certainty, or both.
You run a company. You've felt the cost of delays and overruns firsthand. A fixed-price contract with a committed timeline is how you do business already.
Most common profileYou want rental income. Steel finishes faster, so you start earning sooner, and it costs less to build than concrete, so your return improves from day one.

Book a Site Visit →€525/m² is our reference price for a 100m², one-storey house in standard materials, fully turnkey. Your price moves with size, storeys and the finish level you pick. Smaller or higher-spec projects run higher per m²; larger ones can come in lower. The list below shows exactly what the reference price covers.
Send us your size, layout and finish preferences and we'll confirm your exact price in writing, free, no obligation.
Most people in Montenegro have only ever seen concrete go up. You can check every claim below for yourself, on the site visit.
Concrete takes 6–12 months. Steel assembly starts right away; the exact timeline depends on size and storeys.
Factory-cut profiles arrive numbered and labelled. Stronger and lighter than the equivalent concrete structure.
Montenegro sits in a seismically active zone. Steel flexes where concrete cracks, giving it a built-in safety edge.
A galvanized steel structure backed by a 70-year warranty, built to outlast a concrete equivalent.
We show you the full build, foundation to finished interior. Check it on the site visit: handle the profiles, inspect the materials, ask anything you want. The turnkey price covers every step below.
Our own construction team took every photo here, on real sites, with no retouching.
Nothing here is staged or edited. This is exactly how the work looked on the day.
Every project gets custom-priced and fixed in writing. It starts with a visit, not a contract.

It's our reference price for a 100m², one-storey house in standard materials, fully turnkey. Build smaller and the rate per m² climbs a little; build larger and it can drop. A second storey or premium doors, windows or facade materials add to the total. We confirm your exact number in writing before you sign anything, so there's no guessing.
The €525/m² figure covers the steel structure, exterior walls and facade, metal roof, PVC windows and entrance door, interior gypsum walls with insulation, standard interior doors, linoleum flooring, bathroom wall tiling, painted walls, water and electrical installations, plus all transport and labour. It excludes foundations, kitchen units, bathroom fixtures (toilet, sink, shower), lighting fixtures, and furniture. We walk through every line on the site visit.
Yes. We sign a contract before any work begins that locks the spec, the total price and the timeline. Keep the spec the same and the price stays the same. It's the single biggest reason clients pick us over concrete contractors.
Yes. Montenegrin banks treat steel construction the same as concrete: a permanent, municipality-approved structure. We supply engineer-stamped drawings and full pricing in the format banks require for a construction loan.
It looks identical to a traditionally built house: same facade, same roof, same windows. The steel sits entirely inside the structure, out of sight. Come see a finished example on the site visit and judge for yourself.
The founder of Hill Homes stays personally involved in every project, from the site visit through handover. You deal with one person throughout, not a salesperson followed by a project manager. That's by design; it's how we keep quality consistent.
That's what the site visit is for. Come see a finished house and an active build. No pitch, no contract on the table, no pressure. If it fits your situation, we'll take it from there. If it doesn't, that's fine too.
A house under construction. A finished property in daily use. The founder, standing right there. Come look before you commit to anything.
